The most expensive streets in every Suffolk town, including Ipswich, Bury St Edmunds, Sudbury and Newmarket




New research has revealed the priciest streets in and around every Suffolk town.

Many homes could set you back nearly £1.5m – more than five times the national average house price of £290,000, according to analysis of HM Land Registry data by Varbes.

Aldeburgh

Despite having dropped in average value by £13,000, Church Walk remains Aldeburgh’s priciest street.

The most expensive home sold for £1,800,000 in 2011 – and has an estimated worth of more than £3,100,000, while the cheapest sold is valued at £772,000.

Warren Hill lane is the second most expensive street, with a value of £1,155,000, while Park Road is third with £1,063,000.

Beccles

Ashman’s Road, in Blyburgate, is once again the most expensive street in Beccles with an average of £852,000.

Yarmouth Road, in Toft Monks, just over the border in Norfolk is second with £736,000, while The Street in Barnby is third with £673,000.

Elsewhere in the area, Priory Road in Wrentham clocks in at an average price of £583,000, while Hill Road in Worlingham boasts an average of £463,000.

The average house price in the Beccles area is £283,000 – just under the national average, according to Varbes.

Brandon

Little has changed in the Brandon area.

Gas House Drove, despite dropping an average of £4,000, is still the priciest street in the town, with a value of £526,000.

Undley in Lakenheath has an average value of £422,000, while Kitchener Close, also in the village, is third, with a value of £389,000.

Cherry Lane retains the top spot in RAF Lakenheath, with an average value of £260,000.

Hopping just over the border, Victor Charles Close is the most expensive street in Weeting, with a value of £311,000.

The average house price in the Brandon area is £228,000.

Bungay

Outney Road is the most expensive street in Bungay, with an average price of £527,000.

Also in the area, just over the border in Norfolk, Woodland Drive is the priciest part of Ditchingham.

Church Road is the most expensive street in Earsham, sitting at £443,000, while Old Yarmouth Road takes the top spot in Ellingham, at £372,000.

The average house price in Bungay is £273,000, according to Varbes.

Bury St Edmunds

St Mary’s Square retains its top spot in Bury St Edmunds – although it has decreased in average value by £11,000.

All but two houses sold in the square are valued at more than £1,000,000.

Also in the town, Sharp Road, boasts an average price of £1,041,000.

Hopping over to Great Barton, School Lane is the third most-expensive street in the area, at £968,000.

Manor Lane in Horringer has an average value of £933,000, while, in Thurston, Thredwastre Road has an average value of £922,000.

The average price in the Bury area is £324,000, according to Varbes.

Clare

Seeing a drop of nearly £30,000 since last month, Hermitage Meadow takes Clare’s crown, with an average price of £869,000.

Stoke Road is next, with a value of £763,000, while Callis Street is third, at £732,000.

Eye

Thwaite Road, in Thorndon, is the most expensive street in the Eye area.

Elsewhere in the area, Back Street in Gislingham takes second place, with an average value of £668,000.

In Eye itself, Cranley Road has an average value of £665,000.

Elsewhere in the area, Laxfield Road is the priciest part of Fressingfield, at £592,000, while High Street, also in Thorndon, is next at £572,000.

The average house price in Eye is £344,000.

Felixstowe

Another Suffolk street clocking in with an average of over £1,000,000 is The Courts in Felixstowe.

In fact, all of the top ten most expensive streets in the area are located within the town itself, including Marcus Road (£830,000), College Green (£806,000) and Cliff Road (£754,000).

In nearby Trimley St Mary, Cordys Lane takes the top spot, with an average value of £526,000; in neighbouring Trimley St Martin, Thorpe Lane takes the crown, with £506,000.

The average price in the town is £290,000, according to Varbes.

Framlingham

In Ed Sheeran’s hometown, Millers Way is the priciest Street.

Badingham Road is next, with £620,000, while Brook Lane follows, with £576,000.

Hadleigh

Heading out of Hadleigh, you’ll find its priciest street.

Pond Hall Road boasts an average price of £846,000.

Coram Street is next, with £807,000. The third spot sees a significant decrease in average price – Hadleigh Heath, at £591,000.

Halesworth

Newby Close is the most expensive road in Halesworth, with an average price of £561,000.

Nearby Wenhaston boasts the four next most-expensive streets, including Blyford Lane (£520,000) and Chapel Lane (£519,000).

The Street has the highest valued homes in Holton with £418,000 – the tenth priciest road in the Halesworth area.

The average house price in the area is £284,000.

Haverhill

Just outside of Haverhill, you’ll find the area’s priciest roads.

Calford Green boasts an average value of £968,000, while Rectory Road in Kedington takes the second spot, with £808,000.

Also on the list are Thurlow Road, Withersfield (£758,000) and Finchingfield Road in Steeple Bumpstead, over the border in Essex (£696,000).

Hanchett End is the priciest street in Haverhill itself, with a price of £660,000.

According to Varbes, the average house price in Haverhill is £289,000.

Ipswich

The most expensive street in the Ipswich area remains unchanged.

Eaton Place boasts an average value of £1,033,000 – with six homes valued at more than £1,000,000.

Amberfield Drive in Nacton takes second place, with an average price bang on £1,000,000.

In nearby Coddenham, the priciest road is Church Road, at £980,000.

In Ipswich itself, the average house in Paget Road would set you back £946,000. Beechwood Drive has an average value of £936,000.

In addition, Holbrook’s most expensive road is Harkstead Road, with £922,000.

The average price in the area is £266,000.

Kesgrave

Just next door in Kesgrave, Friends Walk remains at the top, with an average value of £568,000.

Peart Grove (£513,000), Grange Lane (£502,000) and Through Jollys (£487,000) also make the list.

Leiston

Three roads in the Leiston area boast an average value of over £1,000,000.

Aldeburgh Road (£1,379,000), Lakeside Avenue (£1,069,000) and North End Avenue (£1,018,000) – all in Thorpeness – retain their spots as among the priciest parts of Suffolk.

In Leiston itself, The Sanctuary boasts an average value of £662,000.

The average house price in the area is £239,000, according to Varbes.

Lowestoft

The top-spot for the priciest street in the UK’s most easterly town has come down to a tie.

Romany Road and Hall Drive – both valued at £648,000 – take joint first place in Lowestoft.

Similarly-named Hall Lane in Oulton has an average value of £628,000.

Elsewhere in the area, Corton’s priciest street is Yarmouth Road, at £571,000.

Lowestoft boasts among the lowest average prices in the county, currently sitting at £229,000.

Mildenhall

Worlington Road – Average value: £620,000

The road heading out to the village of the same name, you’ll find the priciest homes in Mildenhall.

Worlington Road boasts a good range of prices, ranging from £287,000 to over £1,000,000 in value – and an average of £615,000.

Cricket View is next, with £534,000, while Manor Road, at £473,000, is third.

Newmarket

Just over the border in Cambridgeshire, you’ll find the most expensive road in the Newmarket area.

Moulton Road, in Kennett, has an average price of £1,043,000.

In Stetchworth, Mill Lane, has an average value of £899,000, while Station Road in Dullingham is £886,000.

Snailwell Road retains the top spot in Newmarket itself, at £847,000.

The average house price in the area is £325,000, according to Varbes.

Needham Market

Meadow View is the priciest street in Needham Market, with £640,000.

This is followed by Hill House Lane (£577,000) and Flint Drive (£415,000).

Saxmundham

Snape Maltings, Snape – Average value: £894,000

Once again, Snape Maltings retains the top spot in the Saxmundham area, although it has dipped below £900,000.

Priory Road, also in the village, takes second place, with a value of £742,000.

Elsewhere in the area, Blythburgh Road in Westleton sits at £700,000.

Saxmundham itself doesn’t break into the top 10 priciest areas. It’s most expensive street is North Entrance, at £551,000.

The average house price in the area is £342,000, according to Varbes.

Southwold

Southwold is tied for the second highest number of streets above £1,000,000 – with eight, alongside a later entry.

Millfield Road (£1,363,000) in Walberswick takes the top spot once again, followed by Leverett’s Lane, also in the village.

South Green, in Southwold itself, takes third place, with £1,117,000.

The average house price is a whopping £511,000, according to Varbes.

Stowmarket

With an average value of £679,000, Lower Road in Onehouse is the most expensive street in the Stowmarket area this month.

Over in Old Newton, Brown Street takes the top spot, with £663,000, while Church Road in Bacton sits at £612,000.

Like with Saxmundham, Stowmarket itself didn’t break the top 10.

Ipswich Street and Temple Road – both valued at £510,000 – are tied for the most expensive streets in the town.

According to Varbes, the average house prices in the Stowmarket area is £280,000.

Sudbury

Despite seeing a sizeable drop in value, Smeetham Hall Lane in Bulmer, just over the border in Essex, is the most expensive street in the Sudbury area.

The Green, in Long Melford, is next, at £824,000.

Other high rollers are Brockley Green in Hundon (£816,000), Clay Hall Lane in Acton (£809,000) and Sudbury Road in Lavenham (£801,000).

Kingfishers is the most expensive street in the town itself, at £542,000.

The average price in the area is £315,000, according to Varbes.

Woodbridge

The Woodbridge area contains some of the most expensive streets in Suffolk.

Broomheath, in the town, reigns supreme with a whopping £1,789,000 average value.

Both The Grove (£1,467,000), and Leeks Hill (£1,412,000), in Melton, take second and third place.

Pytches Road (£1,374,000), also in Woodbridge, is fourth in the area, and the seventh priciest overall.

Like with Southwold, eight roads in the area are valued at over £1,000,000.

However, its average house price is far lower, at £361,000, according to Varbes.
